Yes, just sign a sole agency agreement with your agent. A sole agency agreement is similar to an exclusive agency agreement. You give rights to only one agent to sell the property but you can find a buyer yourself. E.g, If you find a buyer who has not been introduced by the agent, then no commission is payable to the agent; Please carefully read the terms and conditions in your sole agency agreement and discuss with your agent
Yes, it is mandatory in NSW and ACT to have a sale contract before listing your property for sale; it is most recommended to have a solicitor/conveyancer ready for your sale. As your solicitor/ conveyancer will help you to prepare a sale contract with other required documents in your State/Territory and act on behalf of you throughout the settlement process. (Please contact us if you need a solicitor or conveyancer)
